Q: We are listing our home for the third time in two years. Previously with two different Realtors and now on our own through the MLS. Would a new agent be able to see the expired MLS listings and comments from the past agents or do these disappear after the MLS expires?

A: Yes, the Columbus MLS system does allow agents to check previous listings via a ?History? link on the listing. Agents can and will also check history and other information about listings of interest via basic searches on the address.

A: Here in Chicago, with our MLS, Realtors can look up history. You may want to find out in your area. Although, there is no shame in the fact that you listed and went off the market. It is a difficult market and sometimes sellers have come off to take a breather?. Although, you may want to consider another Realtor or should I say find a Real Estate Brokerage firm that you like. Depending on the Realtor they may have to pay for their own advertising and such, some firms pay for all this and would give you much more exposure on line hat you would want to spend money on. A: While I?m not sure about OH?s MLS, the Western PA MLS (WPML)keeps the old listing data in their system for decades. This information is used for all sorts of statistics which help agents in pricing homes, including appraisers who can see what type of financing, and if there were seller concessions involved.

Expired and withdrawn listings never disappear from the MLS. They will be there for all agents to see. It?s best to be open and honest with the new Realtor about any concerns. Three times in two years is frequent. You?ll want to have a frank discussion about why you think your home didn?t sell, and listen to what the new agent has to say about the market.
